We know that every day that your property is not rented or leased, you’re losing income. And we want to maximize your investment’s profitability! So when the 21-Day Rental Guarantee is added to your property management or leasing agreement, we’ll find you a quality tenant for your rental in less than 21 days. If we don’t, we’ll waive your first month of management fees!
Our conditions for the 21-Day Guarantee
- The home must be vacant and ready for tenants. The 21 days only begin once the home is move-in ready.
- The home must be on pet-friendly property and allow a maximum of 2 approved pets.
- The 21 Day Rental Guarantee must be included in your Property Management or Leasing Agreement.
- The rental price must be an amount agreed upon by both you and Arbella Properties.
If you’re not happy with our services for any reason, you are able to cancel your property management agreement without penalty if you give us 90-days notice. This allows for us to smoothly transition your tenant, ensure any outstanding maintenance requests are completed, invoices paid, and the proper assignment of the lease and security deposit funds over to you. Protecting your relationship with your tenant is our utmost priority.
Our conditions for the Happiness Guarantee
- 90-day notice needs to be given by the property owner. This allows enough time for us to resolve any service issues as well as prepare accounts and file to transfer.
- Any and all outstanding vendor invoices must be paid.
- A smooth cancellation process for you and your tenant as well.

Our conditions for the Leasing Guarantee
- The tenant must be one that we placed. Under this guarantee, we do not cover tenants we have taken over or inherited from previous leases.
- This guarantee does not cover tenants who must break a lease for any legal reason of cancellation, including military orders or transfers.
- This guarantee does not cover tenants who followed lease terms and paid the appropriate lease-breaking fees.

Property Management Service
It’s true! We do not collect our management service fees until you have a quality tenant settled in and rent has been collected. We do the hard part and all the details like marketing, scheduling showings, screening applications, drafting leases, and facilitating move-ins. All before requesting payment from you!
If we are managing the leasing of your property, our job is to get you the best tenant moved into your property before we request our management serfice fee. Which means you’re getting the hands-on, personalized services of marketing and showing your property as well as screening and assisting in the new tenant move-in process from start to finish. And you pay us nothing unless you see these results!
